Commissioned by the Client to act as a bridge to the Contractor to monitor general quality, progress and health & safety, and to administer the terms of the building contract

Over the last 20 years, 2Plan Project Management have acted as the Employer’s Agent on many design and build projects throughout the United Kingdom.

Our typical Employer’s Agent services may include:

Approvals

  • Confirm which approvals are required to allow construction to commence.
  • Review planning consent and arrange for discharge of balance of any conditions and also arrange preparation of any remaining detailed design by the contractor, which will then be submitted to the client for comment and approval. Once this is approved, arrange to have submitted to the relevant party for approval.
  • Liaise with neighbours if required.
  • Organise for Party Wall Awards via a party wall surveyor.
  • Ensure that health & safety regulation’s affecting construction have been put in place.
  • Ensure that warranties and guarantees relevant to construction have been put in place.

Contractor Design

  • Confirm the extent of design to be carried out by the Design & Build Contractor and agree the information release dates.
  • Review the design for compliance with consents and client’s requirements.

Lead In

  • Hold pre-contract meeting with the client, contractor, relevant designers and other specialists.
  • Check project insurances are in place.
  • Check that the ‘Schedule of Condition’ has been prepared of existing property.

Construction Period

  • Monitor the contractor’s progress on a regular basis.
  • Report to the client on a regular basis.
  • Liaise with client’s other consultants and other relevant parties such as funder surveyors.
  • Arrange and hold formal regular progress meetings with the team
  • Monitor discharge of planning and building regulations conditions and check that Building Control ‘Completion Certificate’ has been issued.
  • Check Party Wall Awards have been complied with and Schedules of Conditions checked by relevant surveyors.
  • Issue contract correspondence including payment notices and other instructions and notices required under the contract.
  • Certify completion under the building contract.
  • Prepare snagging lists at completion.

Contract

  • Arrange for signature of Contract Documents by the relevant parties.
  • Discuss requirements for warranties, bonds, guarantees and the likes.

End of Contractual ‘Defects Period’

  • Inspect works with client and contractor, agree snag list.
  • Issue appropriate certification and final payment notice.
