Our typical range of duties could include:
Pre-Construction
Brief
- Agree a brief and strategy for the project with the client.
Consultant Appointments
- Agree requirements for other consultants including surveys and any other specialists. In conjunction with the client, obtain proposals, review and make recommendations, brief the consultant and arrange for their appointments to be put in place. Monitor the provision of services and approve consultant invoices and pass to client for payment.
Surveys
- Arrange to have surveys carried out and ensure results have been circulated to appropriate team members. Approve applications for payment.
Design
- Arrange preparation of Initial Design Proposals and submit these to clients for comment and approval.
- Progress detailed design via the design consultants including holding regular design progress meetings.
- Submit detailed design to the client for comment and approval. Arrange to have submitted to the Planning Authority and Building Control for consents if required.
Approvals
- Confirm which approvals and other matters are required to allow construction to go ahead including statutory approvals, highways, etc.
- Review planning consent and arrange for the discharge of conditions and arrange preparations of Technical Design proposals and submit these to the client for comment and approval. Once approved this would be submitted for building regulations review.
- Liaise with neighbours if required and if necessary, organise for party wall awards via a party wall surveyor.
Procurement
- Agree procurement strategy, risk mitigation and tender list including initial background research on contractors under consideration.
- Organise site visits, mid-tender and post tender interviews as required.
- In conjunction with the QS report to client on tenders received.
- Arrange for building contracts to be put in place.
- Check insurances and other matters required prior to starting on site.
Construction
- Monitor construction progress, general quality, and health and safety.
- Monitor contract correspondence and issue instructions to contractor and other consultants as necessary.
- Report to the client on a regular basis.
- Approve applications for payment and pass to the client for payment.
- Advise on contractual matters in conjunction with the QS.
- Arrange handover in conjunction with the contractor and other team members including putting forward recommendations for maintenance contracts if required.
- Liaise with other directly employed specialists.
Post-Contruction
- Monitor snagging discharge and arrange end of defects inspections.
- Assist with final account agreement including reviewing any claims.
